4 Fool-Proof Tips for Tenant Screening

4 Fool-Proof Tips for Tenant ScreeningAs a landlord, you understand the importance of finding reliable and trustworthy tenants for your home. Whether you’re looking to temporarily rent your home or you want to offer a long-term lease, vetting tenants is the first step. While this process has a reputation for being stressful, it doesn’t have to be with these simple tips. Even more importantly, don’t forget to secure your home with a CT Home Insurance policy and require that your tenants carry  CT Renters Insurance.

Verify income.

It’s easy for anyone to create a fraudulent pay stub with a computer and photo editing software. If you’re unfamiliar with verifying the authenticity of pay stubs, request bank statements for the last 3-6 months instead.

Scope out social media.

According to All Property Management, if you can find the applicant on Facebook, Instagram, or LinkedIn, take some time to scroll through their account. Does their information match their employment and residence history? Are there references to committing a crime or being incarcerated? Do they affiliate with any hate groups or gangs? If there are red flags, it’s time to reconsider the tenant.

Get in touch with two previous landlords.

A current landlord is more likely to speak highly of the tenant just to get rid of him or her. However, prior landlords who have nothing at stake anymore are more likely to be honest when asked about the tenant’s behavior and payment history.

Beware of false positives.

A background check should be completed for each adult who applies for the home. With that in mind, beware of false positives from tenants with common names. If a criminal report comes up for someone with the same name, look for a mugshot image to verify it’s the right person.
