A Comprehensive List of Tenant Red FlagsIn our previous article, we explained some of the foolproof ways to screen tenants for your home. As the list encompasses what to look for in terms of the highlights, it’s now time to evaluate some of the red flags to be aware of. In addition, protect your biggest investment with a comprehensive Connecticut Home Insurance policy.

Low credit score.

A low credit score indicates more than just the tenant’s ability to pay rent. This is a sort of responsibility score, so ensure that whoever applies to live in your home has ample income (at least three times the amount of the rent) and has a credit score that reflects responsible and consistent bill payment history.

Convictions.

If your applicant has more than 3 convictions for anything other than traffic violations, it is an indication that they cannot obey rules. This includes any disturbances, DUIs, driving without a license or insurance or worse. Count all cases, including any that are “dismissed with conditions” or similar, explains Bigger Pockets. This doesn’t include speeding tickets, but serious offenses should be heavily considered.

Bad landlord references.

Bad references come from a variety of problems. From late payments to noise complaints and trashing the dwelling, there are plenty of reasons that a former tenant can garner negative feedback from a landlord. While life happens and damage does occur, ask the landlord to be as specific as possible about why he or she would not recommend the tenant you are inquiring about.

Moving too often.

If the tenant moves too often, it could be a sign that he or she is often asked to leave. However, don’t judge their moving record right off the bat. Instead, find out if they were recent transplants to the city, had a change of career or location, or maybe just needed more space with a growing family.
