However, what if you knew what to look for prior to signing the lease? With these following red flag indicators, you can potentially skip the bad experience altogether. Test run everything.

While you may only have 10-15 minutes to scope out what could possibly be your new home, use this time wisely to make sure everything works properly. Do all the windows open? Do the lights turn on and off? Is the plumbing solid? Are there any evident issues? Check to see where the phone/internet jacks are located as well to determine how you could realistically place your furniture. These are pertinent questions you need to ask to ensure living there won’t be a nightmare.

Why did the last tenant leave?

While it may be a common reason- such as the lease expired- ask to make sure there weren’t any obvious complaints that caused the previous tenant to leave. Especially it’s from a lack of privacy, noisy neighbors, or no parking, this could mean the difference between you signing the lease or finding another place.

What’s the maintenance and the surrounding area like?

“Check out the general maintenance of the property and also adjoining properties. If there’s a big venue right next door or a property with a heap of cars and a big shed, you can reasonably expect noise and might want to reconsider,” says Mark O’Brien, CEO of Tenants Union of Victoria. This can give you some perspective as to how the place is managed and maintained. If it’s unkempt, this is a red flag.
