While there are plenty of homes available for rent to meet many budgets, these following steps will help to ensure your rental process goes smoothly and efficiently. Know what you can afford.

Experts recommend not exceeding 30 percent of your income on housing. While this number may vary depending on landlord requirements, it’s a good rule of thumb. Sit down and see where your money is going each month to determine if the rent, utilities, commuting, groceries, gas, and debt you carry are feasible.

Determine want vs. need.

Think about the features of the home you wish to have. While luxury finishes or stainless steel appliances might be a bonus, are they really necessary? Keep your budget in mind when factoring in the things you cannot live without (i.e. 2-3 bedrooms and 2 baths) versus things you would like to have (i.e. gas stove, patio or fireplace.)

Map your day.

Determine the functionality of where you want to live. Check out the traffic, commute times, school districts, grocers, convenience stores, and more in the area to see if it will realistically work for you. In addition, it’s wise to check out the crime in the area before choosing any location.

Get approved.

Once you’ve found the place you’d like to call home, it’s time to tackle the application process. Prepare to pass a background check, prove income, and negotiate the terms. Bear in mind that many aspects of the lease are negotiable and can be discussed with your landlord. In addition, a security deposit must be paid. While the number ranges significantly, it typically costs about the same as one month’s rent. However, knowing that paying two months of rent at once is tough for some renters, occasionally a landlord will let you pay your security deposit over several months – keep in mind that if you damage the home beyond “normal wear and tear,” the landlord may retain part of the deposit, says HGTV.
