Renting a Home? Consider This

Renting a Home? Consider ThisThere are many reasons you may choose to rent a home rather than buy one. Perhaps you’re saving to buy or you are in a transitional phase, but whatever the case, renting is always a viable option. If you are looking to rent a home rather than an apartment, it’s important to consider the following advice. Even more critical, however, is ensuring your dwelling and your belongings are protected with a custom Woodstock Renters Insurance policy.

Become an expert on your rental market.

Don’t just sign the lease for the first place you visit. Consider looking at multiple places and weighing the options and amenities of each. Ask friends and locals if they know of any open rental homes. Knowing the market and the relative prices for the neighborhood you want to live in will make the process much easier.

Review the lease.

Look at the restrictions of the lease you are about to sign and make sure they are terms you can manage and are willing to accept. Look for red flags such as your landlord’s ability to raise the rent during your lease and how to get out of the lease if necessary.

Watch out for undesirable provisions.

According Today, Undesirable provisions may restrict your guests, pets, minor design alterations or ability to run a home business. They also may include phrases such as: “automatic lease renewal”; “tenant agrees to obey all future rules of landlord”; “rent may increase”; “no one but tenant and immediate family may live in apartment”; and “unannounced or unlimited entry of landlord.” Further, watch out for illegal provisions in which the landlord is not held responsible for his or her own negligence or charges excessive penalties for late payments, etc.

Know how to go about repairs.

It’s the landlord’s duty to provide a livable home with the right structural support, heat, water, weather proofing, and electricity. For repairs that are not purely cosmetic, write a written request and allow a reasonable amount of time for them to be completed.
